Job Description

On behalf of our client, we are seeking a Construction Project Manager to lead commercial and tenant improvement projects from planning to completion, ensuring on-time, on-budget delivery through coordination with owners, tenants, and contractors.

Key Responsibilities

  • Project Planning and Coordination
  • Lead the planning, scheduling, and coordination of multiple construction and renovation projects simultaneously.
  • Collaborate with tenants, landlords, architects, and engineers to define project requirements and scope.
  • Prepare and manage budgets, cost estimates, and timelines.
  • Contractor and Vendor Management
  • Source, evaluate, and manage general contractors, subcontractors, and suppliers.
  • Review and negotiate contracts, ensuring adherence to terms, budget, and safety standards.
  • Oversee procurement of materials and services required for project execution.
  • Construction Oversight and Quality Control
  • Supervise day-to-day construction activities, ensuring compliance with design specifications, building codes, and safety regulations.
  • Conduct regular site inspections and progress reviews.
  • Identify and mitigate potential project risks and delays.
  • Communication and Reporting
  • Maintain clear and consistent communication between all project stakeholders.
  • Provide regular progress updates, cost reports, and issue logs to the leadership team and clients.
  • Ensure that any change orders are properly documented and approved.
  • Project Closeout
  • Oversee final inspections, punch lists, and handover documentation.
  • Verify that all permits, warranties, and as-built drawings are properly completed and filed.
  • Ad Hoc Tasks
  • Support the leasing and property management teams in technical project evaluations.
  • Provide construction insights for new lease opportunities or renewals.
  • Handle other duties as assigned by management.

Requirements

  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field.
  • Minimum of 3 years’ experience in construction project management, preferably in commercial or tenant improvement projects.
  • Strong understanding of building codes, construction processes, and project lifecycle management.
  • Excellent communication, negotiation, and organizational skills.
  • Proven ability to manage budgets, schedules, and stakeholder expectations.
  • Proficiency in project management tools (e.g., MS Project, Procore, Asana, or similar).
  • PMP or similar project management certification is a plus.
  • Two professional references and a valid criminal background check issued within the last 60 days are required for all successful applicants.
  • Completion of intake paperwork, including submission of a valid tax identification number (e.g., Social Security Number, Social Insurance Number, or the country’s equivalent), is required before onboarding.

Working Hours:

Part-Time (20 hours per week)

Monday through Friday 8 AM - 5 PM Pacific Time
