About the role:

110 Consultants Inc. is seeking a technically astute and operationally proficient Property Manager to lead all facets of a high-value commercial / residential property in the heart of Ortigas, Pasig City.

Mandatory Requirements:

• Education: Must be a Graduate of either BS Electrical Engineering or BS Mechanical Engineering.
• Professional Experience: A minimum of 5 years of progressive, relevant experience successfully managing commercial / residential property operations.
• Technical Acumen: Demonstrated ability to oversee complex building systems, planned preventative maintenance (PPM), and large-scale utility management—a direct application of engineering principles.
• Leadership & Attitude: Proven ability to be a decisive team leader and a highly proactive manager with an exemplary professional working attitude.
• Financial & Reporting: Proficiency in the Microsoft Office suite, especially advanced Excel skills necessary for detailed budget preparation, expense tracking, and comprehensive financial reporting.
• Soft Skills: Excellent professional communication (written and verbal) and a strong customer service orientation for effective stakeholder management.
• Compliance: Solid working knowledge of relevant Philippine property laws, regulations, and industry best practices.
• Work Ethic: Solutions-oriented mindset with a proven capacity to prioritize, multitask efficiently, and work independently to meet critical deadlines.

Your Core Contribution: Key Responsibilities

As the Property Manager, you will leverage your engineering and management expertise to ensure the seamless, efficient, and profitable operation of the asset:

• Technical Asset Management: Apply your technical knowledge to coordinate property inspections, major repairs, renovations, and preventative maintenance programs, ensuring peak operational efficiency and regulatory compliance.
• Budgeting & Financial Control: Take ownership of the property’s financial performance by preparing meticulous budgets, conducting variance analysis, and preparing accurate financial reports for client review.
• Client & Tenant Relationship Management: Serve as the primary liaison, professionally handling all tenant inquiries, managing lease execution support, and overseeing move-in/move-out procedures to maintain high retention rates.
• Vendor & Project Oversight: Effectively source, negotiate with, and manage contractors and service providers to ensure the timely, high-quality, and cost-effective completion of all required projects.
• Safety & Compliance: Ensure adherence to all relevant local and national laws, property management regulations, and safety protocols to mitigate risk and maintain site integrity.
