Job Description:

This role is CS Everywhere - permanent Work from Home with unlimited access to Cloudstaff Offices when you need it. CS Everywhere includes Fiber Internet, Backup Internet, UPS, PC/Laptop. Use the office when there is Internet or power Issue. Pop in and have a coffee with team mates.

We are seeking a detail-oriented and skilled Cost Segregation Analyst to join our team and play a pivotal role in assisting with the preparation of cost segregation studies for our clients. As a Cost Segregation Analyst, you will be responsible for meticulously reviewing real estate information, conducting quantity takeoffs, inputting data into cost segregation models, and collaborating to refine these models as per review comments. Your expertise in real estate, construction cost estimating, and proficiency in MS Excel will be instrumental in ensuring accurate and comprehensive cost segregation studies.

Key Responsibilities:

• Reviewing a variety of real estate information sources, including MLS listings, property tax records, appraisals, inspection reports, property photos, and notes from property tours to identify relevant components and characteristics.
• Conducting quantity takeoffs based on floor plans, site photos, and utilizing tools such as Google Earth. This involves estimating measurements of various components, such as interior and exterior building elements, landscaping, and fencing.
• Inputting the gathered quantity takeoff information into the cost segregation model to facilitate the accurate assessment of property components and their associated costs.
• Collaborating with the team to update and edit the cost segregation model based on feedback and review comments, ensuring the model aligns with the property information and accurately reflects the components.

Qualification and requirements:

• Detail-oriented individual with an ability to meticulously review and analyze complex real estate information.
• Proficiency in MS Excel is essential for efficiently inputting, organizing, and analyzing data.
• Familiarity with Google Earth is a plus, enabling the use of geospatial information for quantity takeoffs.
• Substantial experience in real estate, including a strong understanding of appraisals, inspection reports, and property characteristics.
• Expertise in construction cost estimating, including the ability to assess the quantities and measurements of various building components.
• Strong communication skills to collaborate effectively within a team and respond to review comments constructively.
• Ability to work independently and manage time efficiently to meet project deadlines.
• A Bachelor's degree in a relevant field is preferred but not mandatory, given equivalent practical experience (Bachelor of Science in Civil Engineering - Bachelor of Science in Architecture)

Non-negotiable skills & requirements:

• Minimum of 1 year's experience in estimating or cost analysis, through employment or relevant internships.
• Licensed engineer.
• Proficiency in MS Excel for data input, organization, and analysis.
• Substantial experience in real estate, including understanding of appraisals, inspection reports, and property characteristics.
• Expertise in construction cost estimating, including the assessment of quantities and measurements of various building components.
